Application Process and FAQ

RENTAL RATES, AVAILABILITY, AND LEASE TERMS
All rental rates, lease terms, and availability are found on our website under the FLOOR PLANS AND PRICING. Availability is reported in real time and there is no other availability to offer than what is shown on the website. Unfortunately, we are not able to provide future availability as we do not know when a current resident may give notice. We do not keep a waitlist and ask that you check the website frequently. We offer various lease terms and these can be found under the same tab by clicking into Pricing when an apartment is available. We offer 2 month to 12 month initial leases only and do not offer month to month initial tenancies.
SHOWINGS
We show available apartments after the current resident has vacated and the apartment has been cleaned. Our apartments tend to move quickly and many choose to secure an available apartment before viewing it.
APPLICATION PROCESS
If you would like to move forward in renting an available apartment, please submit an online application by navigating to the FLOOR PLANS AND PRICING, selecting the desired floor plan and choosing "View Details" and then selecting "Pricing" for the desired apartment. This brings up the pricing for the various lease terms. From here, select "Apply Now" under the desired lease term. There is a $40 application fee for each applicant and a 24 to 48 hour time period for applications to be screened once all the required information is provided and the screening fee is paid.

HOLDING DEPOSITS AND AGREEMENTS
Once an application has been approved, you will be charged a holding deposit equal to the security deposit and required to sign a Holding Deposit Agreement. Please note, whichever payment method you provided to pay the application fee will be charged with the holding deposit amount. The Holding Deposit Agreement will hold the unit for you until the agreed upon date. Once occupancy commences, the Holding Deposit converts to the Security Deposit. The Holding Deposit is refundable only if the apartment will not be ready for occupancy by the agreed upon date. Sample of the Holding Deposit Agreement found here. In order to commence occupancy, you will be required to sign Landlord's Rental Agreement, and a sample of the Rental Agreement found here.
PAYMENT METHODS
Application, Deposit and Move-In Fee payments must be paid by certified funds which include credit card, debit card, or cashiers check. We do not accept personal checks or money orders for move-in charges.
Monthly Rent payments are made through the secure Resident Portal via electronic bank transfer (ACH), debit card, or credit card. There is no fee for an electronic bank transfer (ACH). A monthly recurring Auto-Payment may be set up.
UTILITIES
Residents pay for electricity, water and sewer and any other desired optional utility . Electricity service is to be arranged directly with PG&E, sub-metered water use and sewer are billed through YES Energy Management and the monthly charge will be automatically posted to the resident ledger to be paid along with the monthly rent. There is no need to initiate water and sewer service as this will be done automatically upon move-in.
FIBER OPTIC INTERNET
The entire complex is wired with the 1Gig fiber optic internet and is delivered to each apartment. The monthly flat fee for this service is only $35.00 and will be automatically posted to the resident ledger to be paid along with the monthly rent. There is no need to initiate service as this will be done automatically upon move-in. There is no option to opt out of this service. Residents need to provide their own router to set up wifi inside the apartment.
PET POLICY
As much as we love pets, we just aren't able to accommodate them at this property. So sorry. Our Pet Policy can be found here.
PARKING
One bedroom apartments are allowed a maximum of 1 vehicle only to be parked in an assigned covered parking space and two bedroom apartments are allowed a maximum of 2 vehicles to be parked in 1 assigned covered and 1 unassigned uncovered parking space.
